The villa

The luxurious Giacomo Leopardi country estate consists of three properties in five acres, situated below the medieval town of Montefiore dell’ Aso, with stunning views of the Adriatic Sea and Sibillini Mountains.

The facilities have been created for all seasons and truly reflect the wonderful Italian lifestyle.

A large swimming pool, all-weather tennis court, private terraces, landscaped gardens, olive groves, lavender plantation and newly planted vineyard offers something for everyone.

The first phase, Casa Giacomo, is a four-bedroom property sitting in its own private grounds within the five-acre estate.

Casa Giacomo has been built to an exceptionally high standard, using a combination of traditional building methods and modern technology.

Traditional materials throughout the property include hand-made terracotta floors, rich marbles, granite worktops and chestnut beams spanning the length of the entire ceiling.

These materials are blended with a modern under-floor heating system, beautifully designed kitchen and bathroom amenities to give the perfect balance.

Hand-made and antique furniture, together with original pieces of artwork and elegant furnishings, celebrate the pleasures of Italian life.

The villa occupies a total area of 200 square meters over two floors.

The ground floor has access through large arched doors to the main terrace and courtyard just off the kitchen, with spacious dining-room, snug area and utility room. There is a double bedroom and en-suite with a marble walk-in shower on this floor.

At the garden level there are three double bedrooms, two bespoke bathrooms, a lounge area with a hand-made stone and brick fireplace, and living-room with high-quality wide-screen TV, etc. There is an office area with wi-fi internet access throughout the property.

A large sun terrace and shaded courtyard provide plenty of space for outdoor entertaining.

A gentle pathway through the olive grove leads to the pool area. The swimming pool, measuring 15m x 6m, has a separate toddler/splash pool and is surrounded by a large antique terracotta terrace.

A 1/10th fractional share (5 weeks’ ownership) costs £99,000. There are no additional purchase costs, such as legal, notary or Italian purchase tax.

Fractional Ownership explained

Fractional Ownership is a simple way to buy a share in a luxury holiday home. It is a tried and tested formula and the legal structure for this development has been created by specialist law firm Howard Kennedy in London.

Fractional Ownership provides a real and attractive alternative to whole ownership. It is a growing market and now considered to be a financially astute way of purchasing overseas property.

Fractional Ownership allows a number of buyers to collectively own a property, which is professionally managed and maintained, sharing all the costs. You own your share forever - this is not timeshare.

As a lifestyle investment, Fractional Ownership makes sound sense. Owners are investing in ‘bricks and mortar’ and an asset that can be passed on to your family.

On average, a traditional holiday home-owner only uses his or her property for 40 separate nights – but pays for the whole year; whereas fractional owners don’t have the financial burden of maintaining the property all year round, as the running costs are shared between owners, making fractional ownership a truly affordable option.

The Appassionata development Estate Giacomo Leopardi is owned by its members, through a UK-based limited company, and is operated exclusively for members’ enjoyment.

Italian title to the estate is held through this company. When members wish to sell, gift or transfer their membership, it is a simple and straightforward process and can be executed from overseas.

The purchase does not involve the complexity or cost of transferring property under the Italian legal and tax system.

Owners may buy a 1/10th interest (or more if they desire) in Casa Giacomo, which incorporates a right over the common areas (the communal gardens, swimming pool, tennis court, olive groves, lavender plantation and vineyard) and annual residency of five weeks each year.

In simple terms: The Members own the Company - the Company owns the property.

Fractional Ownership v Timeshare: The key difference between Timeshare and Fractional Ownership is ownership.

With Fractional Ownership you own a fraction of the asset and have ownership rights to use the asset each year.

With Timeshare you are buying vacation time for a limited time period, which will depreciate as the time runs out.

Fractional Ownership is generally a more luxurious product and provides annual residency of between 3 and 12 weeks each year.

Timeshare is normally related to a single week’s use and at a low cost. Timeshare is often a depreciating asset and may have little or no resale value.

With Fractional Ownership you buy a fraction of the freehold, get annual residency related to that fraction and can sell it at any time. As with all property you will benefit from any appreciation of the asset.
